Our accommodations offer cable TV and high speed Internet in all locations. Most units offer heated pools and or beach access.
Tropical Sands Accommodations believes all rental units should be as nice as your own home. Units are inspected before each rental so there are no surprises when you arrive. All our properties are AAA approved and must reach a minimum standard to be part of our inventory. Furnishings are updated on a regular basis, and a minimum inventory is required.
When you stay at a property managed by Tropical Sands Accommodations, all you need to bring is clothes, food and your toothbrush. All rentals come complete with pots, pans, dishes, linens, beach chairs and beach towels.
In order to make your stay more comfortable, Tropical Sands Accommodations, now offers a concierge service for all our guests. Would you like to arrive and have your refrigerator filled with groceries, or have reservations already made at your favorite restaurant with priority seating, or maybe you would like a boat rental scheduled for the following morning? We first took over Siesta Beach House in 2006 and since then each owners rental income has increased dramatically. In our first year the total rental volume was up 13%. The second year, in our current economy, we managed to be up another 12% over the first year! That’s not all, we instituted several new programs that have increased the associations income over $50,000 each year. This not only helps in keeping the common areas up, but also helps keep your monthly fees lower and pays for improvements throughout the property.
May 2008, TSA took over the rentals at Tivoli by the Sea. We are happy to report an increase in rental revenue of over 19% in our first year! As of June 1st, 2009, we took over as the CAM for the association as well. We believe that forming a team with the Association is the first step in creating a lasting relationship that will be both professional and profitable for all participants.
September 2012, Tropical Sands Accommodations began managing rentals and the CAM at Sunset Royale. Our numbers are already up! This is a fantastic weekly rental condo complex right across from the main public beach on Siesta Key. All units have a view and most of them are amazing. you just cross the street and your on the beach!
May 2013, Tropical Sands Accommodations has taken over Aloha Kai! We are handling the vacation rentals and Cam and this world class resort. Aloha Kai bosts 68 villas on one of the best stretches of Crescent beach available. Units range from studios to 3 bedrooms and the property also has 4 motel rooms for nightly rentals. With one of the largest pools on Siesta Key and your own private villa you cant have a better vacation away from home!
May 2014, Tropical Sands Accommodations became the largest rental management company on Siesta Key! Our House at the Beach came on board and became our largest property under management with 106 units. Our House at the Beach is a great complex with 2 towers with great Gulf views and townhouses surrounding a tranquil lake with a fountain. If you want to be near the action, it doesn’t get any better than Our House at the Beach, with Siesta Keys’ main public beach just across the street. With a great pool and Tennis courts as well, Our House at the Beach offers an amenity rich environment that is close to everything.
Siesta Key Vacation Rentals
All rentals have “out the door” pricing. Out the door means inclusive of State tax (7%) local tax (5%) administrative fee (5%) cleaning fee, Vacation Home Shield fee of $40-$50. some reservations depending on time of the year may include other fees such as a security fee and or a registration fee or resort fee if staying at a condo. There may be other fees as well, but your “out the door” price is all that you pay. instead of confusing you with all of the different costs, we opted for just one charge. Cancellation and Refund Policy:
If cancellation is necessary, it must be made 60 days prior to arrival and in writing for a deposit to be refunded. In the event cancellation is not made as specified above, no refund will be given unless the property is able to re-rented for the same time period. A $75.00 cancellation fee will be charged for any cancelled reservation and deducted from the deposit.
Trip insurance is recommended. Should you cancel due to a hurricane, you have 3 options: (1) cancel and lose deposit (2) Re-schedule in the same unit within 2 months and retain your deposit (3) Arrive and should a mandatory evacuation be necessary, you will receive a credit for the nights evacuated.
