Association Management and On-Site Rental Offices
Tropical Sands Accommodations (TSA) now offers full Association Property Management services (CAM).
we recently received our CAM-F license and have 3 experienced CAM license holders on staff to help ease the transition process in your time of change! We are able to handle all of your association needs from Budgets, maintenance, board meetings, assistance with estimates, mailers, monthly coupon books and more.
TSA can run your on-site rental office as well. We first took over Siesta Beach House 5 years ago and since then each owners rental income has increased dramatically. In our first year the total rental volume was up 13%. The second year, in our current economy, we managed to be up another 12% over the first year! Thats not all, we instituted several new programs that have increased the associations income over $50,000 each year. This not only helps in keeping the common areas up, but also helps keep your monthly fees lower and pays for improvements throughout the property.
May 2008, TSA took over the rentals at Tivoli by the Sea. We are happy to report an increase in rental revenue of over 19% in our first year! As of June 1st, 2009, we took over as the CAM for the association as well. We believe that forming a team with the Association is the first step in creating a lasting relationship that will be both professional and profitable for all participants.
June 2010, TSA began managing Spice Bay, the newest high end development on Siesta Key. This was a true start up as there is only one residence currently out of the 14 available. What a wonderful community being built out by Perrone Construction and John Cannon Homes.
* All units will be listed on Siestakey.com, Flipkey (Trip Advisor), as well as the associations personal web-site. We will build it to fit with our cutting edge, on-line based software.
* All units will have full concierge service for the guests as well as the owners.
* All complexes are different and require a custom set-up. This will be at no cost to the association. We believe that our systems can be modified to fit in with any association and move them forward with professionalism and VERY limited down time.
* We supply a full time on-site agent(s) to manage the Rental Department as well as having 24 hour emergency contact and on call CAM manager.
